Adapting a family home to better suit its multi-generational occupants was the driver for a two level addition to an existing Californian bungalow.

Comprising living room, study, bedroom, bathroom, and powder room the addition is oriented along the east west axis of the site to maximise the infiltration of northern light.

Creating a private retreat for adult family members, the new addition includes a glazed bridge to the existing house seamlessly linking old with new, whilst optimising the garden outlook and opportunities for outdoor living.

Key features of the addition include oak veneer joinery and matching flooring, hydronic heating, generous hidden under stair storage and full height northern windows with electrically operated external sun screens.

The result is a carefully planned addition to a long term family home that delivers shared and private spaces both inside and out to create a new living experience for the occupants. The project was completed in twenty weeks with the majority of works completed offsite.

Project value: $525,000 including GST, design, consultant and authority fees, factory and site based construction. Modular building system.
